Designed with you, not just for you
Every Formwork project begins by listening. We want to understand how you live or work, what you value, and what success looks like for you — then translate that into space, light, and material. The phases below are a shared map: you always know where we are, what comes next, and what you will have in hand at each stage.

How a project unfolds
- 01
Discovery & Vision
We start with a conversation about how you live or work, the site, your priorities, and a realistic budget. It is the moment to dream out loud — and for us to ground that vision in what is feasible and where the opportunities are.
- Goals & program
- Site review
- Budget framing
- Feasibility
- 02
Concept
We explore directions for the project — massing, flow, and how light moves through the space — and bring them back as sketches and early plans. You react, we refine, and together we choose the direction that feels right.
- Schematic plans
- Massing studies
- Design options
- 03
Design Development
The chosen direction gets real. We resolve materials, proportions, and the details that make a space feel considered, and show you how it will look and feel before anything is built.
- Refined plans
- 3D views
- Material palette
- 04
Documentation & Permitting
We prepare the detailed drawings your builder and the local jurisdiction need, coordinate any required consultants, and shepherd the project through permitting so construction can begin smoothly.
- Construction documents
- Permit support
- Consultant coordination
- 05
Construction & Beyond
As the project is built, we stay involved — answering questions, reviewing progress, and helping the design hold its integrity from drawing to reality. Then we get to see you in the finished space.
- Builder support
- Site visits
- Design integrity
Questions, answered
If your project involves new construction, an addition, or meaningful changes to how a space works, an architect earns their place — by catching problems early, making the most of your budget and site, and producing the documents your builder and city need. Even on smaller projects, an early conversation usually pays for itself.
Every project is different, so we scope and quote based on what your project actually needs rather than a one-size number. After an initial conversation we can outline a fee structure and the phases it covers, so there are no surprises. The best first step is simply to talk.
It depends on the size and complexity of the project and on permitting in your jurisdiction. Design phases typically run over several months before construction; we set realistic expectations up front and keep you updated as we go.
A conversation. Reach out through the contact page with a little about your project, and we will set up a time to talk through your goals, your site, and whether we are the right fit. No commitment required.
Yes. Formwork designs residential projects — homes, additions, and renovations — as well as commercial and specialty work. The process above adapts to each, with the same care for light, materials, and how the space is actually used.
We are based in Webster Groves and enjoy contributing to our communities within the greater St. Louis region, but we are able to do work anywhere within the US. Tracy is currently licensed in Missouri, Illinois, California, Colorado, Mississippi, North Dakota, Michigan, Washington DC, Minnesota, and Hawaii. Tracy is able to gain licensure in other states as your project requires.
We are glad to collaborate with a builder you already trust, and we can also help you find and select the right contractor if you do not have one yet. Our role is to protect the design intent and keep everyone coordinated.
That is common. Some clients want full service from first sketch through construction; others need help with a specific phase — concept, permitting drawings, or guidance at a decision point. Tell us where you are and we will scope to fit.
